Don’t upload videos without a strategy: start with the title and description

One of the most common mistakes on YouTube is to title videos with just a property reference: “REF: CLD-34567”.

This doesn’t provide useful information for the client, doesn’t rank well on Google or YouTube and drastically reduces the visibility of the content.

On the other hand, an optimised title acts as a hook, improves SEO and increases the chances of the user clicking.


How to create a good property title?

Include in your title:

  • The location of the property (city, area or development)
  • The type of property: villa, apartment, bungalow, penthouse…
  • An attractive hook or benefit: “5 minutes from the beach”, “with sea views”, “ready to move in”…


Examples of well-optimised titles:

  • “Apartment for sale in Playa Flamenca with large terrace and communal pool”
  • “Modern villa in Ciudad Quesada near golf courses and amenities”
  • “Penthouse with sea views in Torrevieja only 200m from the beach”

You can add the internal reference at the end of the title, but never at the beginning or as the only text: “Apartment for sale in Playa Flamenca with large terrace – REF: CLD-34567”.

This way, the video is still useful for your team but also attractive and understandable for your potential buyers and for search engines.

And in the description…

1. Write an attractive and complete description of the property

A minimum of 100–150 words, although ideally longer if the property deserves it. The more descriptive, the better it ranks and the more persuasive it is.


2. Pay attention to the first 150 characters

This snippet is shown before the user clicks “see more”. Include the location, the type of property and a hook here: “Apartment for sale in Playa Flamenca with sea views and access to communal pool areas.”


3. Include relevant keywords

For example: “modern villa in Moraira”, “apartment near the sea in Torrevieja”, “house for sale in Orihuela Costa”, etc. They help rank both on YouTube and Google.


4. Add a direct link to your website

Send them to the full property listing on your website: View property on our website.


5. Always leave your contact details

Make direct contact as easy as possible: Phone | Email | WhatsApp


6. Include relevant hashtags

They help expand reach and appear in related searches. Examples: #apartmentforsale #costablanca #propertiesinspain #homewithviews #luxuryvilla


7. Add extra useful information

Include orientation, size, number of bedrooms, condition, extras… Example:

  • Size: 95 m²
  • Bedrooms: 2
  • Bathrooms: 2
  • South facing
  • Recently renovated
  • Communal pool


Extra tip: keep a base template with all these elements and adapt it for each video. That way you won’t forget anything and you’ll maintain a professional line in all your content.


8. Talk briefly about the area

Many international buyers don’t know the area. Add a short engaging paragraph:

“Playa Flamenca is one of the most popular areas of Orihuela Costa, known for its sandy beaches, shopping centres and proximity to golf courses. Ideal for living all year round or enjoying holidays.”

 

9. Add translations if you work with foreign clients

YouTube allows you to add automatic or manual translations of content. Translating the description, along with the title and tags, multiplies the international reach of the video.

  • Add large, readable text: “Opportunity!”, “Sea views”, “Luxury villa”…
  • Keep a consistent aesthetic across all your videos

  • Avoid using the same thumbnail for all your videos


Organise your channel: playlists and categories

A disorganised YouTube channel conveys little professionalism and makes visitors get lost. Grouping your videos into themed playlists not only improves the user experience but also increases watch time on your channel (a metric YouTube values highly).

How can you organise playlists? It’s important to organise videos aligned with your brand strategy and representing your main property categories. For example:

  • Investment properties

  • Upload clips to TikTok or Shorts to gain visibility
  • Embed the full video in your website blogs to enrich the content and increase time on page
  • Add it to your property newsletters to improve click-through rates
